The R-7 School District of Lee’s Summit, Missouri contracted sys-tek to provide Commissioning, Testing, Adjusting, and Balancing services for Sunny Pointe Elementary, Tony L. Stansberry Leadership Center, Pleasant Lea Middle School Gymnasium Addition, and Summit Lakes Middle School Gymnasium. The combined sites totaled 130,000 square feet with a construction budget in excess of $20,000,000.
Communicate and Coordinate
sys-tek actively managed the project, integrating the TAB/Commissioning effort into the construction process. Working closely with the construction and design firms was imperative to assure the facilities operated as intended. Coordinating very closely with the construction team and the school district, all commissioning efforts were administered in such a way as to minimize their impact on the construction process.
Design documents were reviewed to verify a thorough integration of equipment and systems in accordance with proposed design. Written documentation of commissioning consensus, questions and identification of deficiencies was provided with recommended corrections. During the construction phase, sys-tek reviewed & coordinated the testing plan through the observation & documentation of all equipment & systems ensuring that function complied with the Owner’s Project System. System checks and physical equipment component inspections were performed to ensure compliance with the Contract Documents.
Cutting Edge Technologies
In order to meet the school district’s operational deadlines, all four projects had to be commissioned, tested, and balanced prior to the start of the next school year. Due to the intense project requirements and deadlines, sys-tek was a natural choice. Our in-depth knowledge of mechanical systems and Building Automation Systems (BAS) was called upon several times throughout the project, primarily at the Tony L. Stansberry Leadership Center. The Leadership Center’s mechanical systems utilized several cutting edge technologies. Key among these technologies was the use of a York underfloor air distribution system. The project required a seamless BACnet IP integration with the BAS. sys-tek worked with the owner and BAS contractor on the proper configuration of the York system and the BACnet IP integration. Our dedication and unparalleled knowledge in BAS and mechanical systems ensured all four projects were completed on schedule.
